I started this blog because most real estate content is junk.

You've seen it. Generic "Top 10 Tips for Selling Your Home." Posts written by content farms that don't know the difference between McKinney and Mesquite. Realtors who write to look busy, not to actually help anyone.

This isn't that.

Who's writing this?

I'm Caleb Callahan. Licensed Texas agent (TREC #837919). Direct cash buyer for DFW homes through Callahan Home Buyers. I've spent the last several years buying distressed, inherited, and off-market properties across Plano, Frisco, Carrollton, McKinney, Allen, Richardson, and the Mid-Cities. I run the math on every deal. I close with my own money.

Most recent close: 5849 Baker Dr in The Colony at $315K, 7-day leaseback for the seller, funded on time, full price honored at closing. That's what this blog is going to look like — specific deals, real numbers, the actual playbook.

Not an influencer. Not selling a course. Operator who happens to write.

Who is this for?

Two audiences:

DFW homeowners considering selling. Especially if your situation is messy — inherited the place, going through divorce, behind on payments, vacant rental that's bleeding you, code violations stacking up, or you just want to be done. Most realtors don't want your deal because it's complicated. I do.

DFW real estate investors. If you flip, BRRRR, or buy-and-hold and want off-market deal flow without the wholesaler's fee baked in — this is for you. I'll explain how I think about ARV, what I'm paying right now in each submarket, and what signals matter when sourcing.

If you're a homeowner who wants top dollar and has six months to play out a traditional listing — I'm genuinely not your guy. Hire a great listing agent. The math just works better that way for you.

What you'll get here

  • Mondays — DFW take on the latest national real estate news. Translated from "Fed cut rates 25 bps" into "what this means for your house in Plano."
  • Tuesdays — Cash-vs-list decision math. When does taking a cash offer beat listing? With actual numbers, not vibes.
  • Wednesdays — Neighborhood deep dives. Carrollton 75010 one week, Richardson 75081 the next. What's actually selling, who's buying, what cash buyers are paying.
  • Thursdays — Investor playbooks. Comp pulling, ARV math, how I evaluate a distressed property in 90 seconds, off-market sourcing that doesn't suck.
  • Fridays — Question-format posts. The actual things people ask Google and ChatGPT about DFW real estate, answered straight.

Plus monthly market snapshots on the 1st of each month.

What you won't get

  • "Are you ready to take the next step?" closings
  • Stock photo cheese
  • Pretending cash offers are right for everyone (they aren't)
  • Made-up numbers, fabricated comps, or AI hallucinations dressed up as advice
  • Generic real-estate blog posts you've already read 100 times
